Buyer's Pre-Purchase Inspection
The purchase of an existing or new home includes many different activities. We conduct more than 15,000 pre-purchase home inspections nationwide annually. As a recognized leader in our profession, we provide a very thorough, detailed property inspection that includes:
1. Exterior, including foundation, eaves and trim, walls, windows, drainage systems, doors, patios and decking, cladding, roofing materials and structure
2. Interior, including basement, crawl spaces, attic area, electrical, heating ventilation and cooling systems, walls, ceilings, floors, appliances and more
Each inspection includes our complete written inspection report, including embedded color digital photos and a clear, concise summary.
Each Inspect-It 1st inspector is a highly trained professional that is proud of his/her commitment to excellence. This includes our belief in educating our clients about how to best maintain the home once it is purchased. This commitment includes being available for telephone consultation after the inspection report is delivered. Even if the seller has already performed a Seller's Inspection, buyers should still perform their own inspections to prevent "seller's bias" in any shape or form.
Seller's Pre-Listing Inspection
Are you getting ready to sell your home? No doubt you're very busy preparing the home to enter the local real estate market. How does the condition of the home compare to similar properties? No doubt you want to sell the home faster, with fewer headaches and for more money. We believe our Pre-Listing Advantage Program can help you achieve those goals! Buyers exhibit greater trust and make more serious offers on homes where the condition is known. Negotiations are shorter and smoother when issues are resolved in advance of the standard inspection period.
Here's what we do:
STEP 1 - Once the inspection is completed, we generate a clear, comprehensive written report, with embedded color photos and a concise Summary. We also include our Tips for Selling Your Home Faster.
STEP 2 - You and Your Real Estate Professional will discuss the Inspection Report. Decisions can then be made as to what repairs, if any, need to be performed to improve the condition of the home in order to prepare it for sale. These repairs can then be made with your contractors, on your time frame, without the pressure of the buyer's offer looming over you.
STEP 3 - We promote leaving the Inspection Report along with your repair or upgrade receipts, if any, on the kitchen counter top for prospective buyers and their agents to review. Having these documents available shows your open and honest disclosure of the home's condition. The result should be increased buyer confidence, more serious offers and a faster sale. Your Inspection Report improves buyer confidence right from the start.
Condo Inspection
Most companies conduct condo inspections in the interior only. If allowed, we cover both exterior issues and interior issues even though most condominiums are part of a Homeowner's Association (HOA). Although the HOA will likely be responsible for common elements such as the roof, exterior facade, etc., we believe that we best serve our clients by providing as much information as possible. A condo purchase can be impacted by a special assessment that is applied to a common element such as a roof. This assessment will be apportioned to each condo unit owner. The purchaser is in a much better position to understand the condition of the roof after it has been inspected by a professional home inspector.
Construction Phase InspectionOur Construction Phase Inspections are performed on new homes during the construction process.
There are four phases of construction, which are:
1. Footings
2. Foundation
3. Framing
4. Final.
These inspections are not to replace or supersede the local municipal; or state inspection requirements, but are intended to monitor and observe the overall construction process. Phase inspections can provide valuable insight into the quality of work provided by your builder. Phase inspections allow us access to interior wall spaces prior to the drywall being installed, foundation structures and other hidden areas, which allows us to inspect for potential plumbing, wiring and ventilation issues.
Warranty Inspection
Purchase a new home within the last 12-24 months? Schedule a Home Warranty Inspection prior to the expiration of the builder's warranty and receive a concise report detailing all aspects of the home that require the builder's attention. Ordering a Home Warranty Inspection will ensure that repairs are performed while your coverage is still in effect.
The warranty inspection is simply an unbiased assessment of the condition of the premises at the time the inspection is performed. Timing is everything here, and could lead to substantial savings for you if performed prior to the expiration of the warranty coverage period.
We can also perform a Home Warranty Inspection on sales of existing homes. Multi Family Inspection
As an investment you may be purchasing a Multi-Family home or dwelling. There are various types of multi-family homes on the market today. It could be a duplex, triplex or an apartment building with four or more apartments.

Rental Property Management
Make sure your investment remains an investment. An annual inspection will keep you informed of your properties condition and ensure your tenants are taking reasonable care of your investment. This inspection will identify items that need to be watched, repaired or replaced.
P.C.I or Draw InspectionAre you a lender in need of a Percentage Completion or Draw Inspection? If so, we can help. Our experience and training allows us to provide an accurate assessment of the actual percentage of the property that has been completed. We perform our PCI inspections in accordance with your needs. If you already have a form we are happy to use it, otherwise we can provide our own.
